Description

Position Summary

Responsible for building maintenance, security and grounds keeping for assigned areas. Performs all functions and activities within the guidelines and philosophy set forth in the BMCC Mission, Vision and Strategic Plan.

Essential Functions

Perform morning rounds. Includes checking compressors, boilers, chillers, water heaters, and related equipment in all buildings. May perform minor immediate repairs and adjustments or report problems to supervisor.

Attend training to learn and use the building Management Program

Check and maintain roof surface, drains, etc.

Troubleshoots electrical problems, tests and replaces circuit breakers, replaces and rewires motors, replaces defective wiring, outlets, and other electrical equipment, depending on qualifications and licenses. 

Fixes plumbing leaks, repairs and replaces taps and flush-o-meters, replaces sinks and toilets, unclogs drains.

Checks, troubleshoots, repairs and replaces HVAC airlines, compressors, RTU’s, boilers, chillers, unit ventilators, heat pumps, and related equipment.  Installs and calibrate thermostats.  Check ducts and dampers.  Checks and changes filters.

Re-keys, replaces and repairs lock cylinders.  Cut keys, pins locks, and maintain records.

Service vehicles owned and used by the College.  To include gas, washing, oil changes, tire care, and recommend other repair and maintenance work as needed.

Keep preventive maintenance records.

Checks fire alarm systems, exit lights, emergency lights, fire extinguishers, and eye wash stations.

Perform preventive maintenance on equipment including changing filters, belts, etc., and report status to supervisor. Perform light maintenance on furniture and buildings including, but not limited to, light plumbing repairs, furniture repair, and replacement of lights.

Monitor supply of necessary cleaning and sanitizing products.  Notify supervisor of need to replenish supplies prior to running out.

Mows, weeds, prunes, plants, waters, fertilizers as needed.

Responsible for snow, ice, water, etc. removal and/or repair of damaged buildings and equipment when required. When weather conditions require plow snow, clear and de-ice walkways.

Police grounds of assigned areas and pick up trash.

Secure buildings after shift.

Other related duties as assigned.

Knowledge of routine maintenance of buildings, grounds keeping duties, and ability to effectively operate related equipment and tools.

General knowledge of cleaning methods, materials, and equipment.

Must have the ability to effectively operate heavy cleaning and scrubbing equipment.

Must be aware of and practice safe work habits.

Ability to perform simple carpentry, painting, plaster/wall repair, and do minor equipment repair and maintenance.

Ability to read and write English and follow written and oral instructions.

Must be self-directed, trustworthy, responsible and able to work with minimal supervision, use good judgment, plan work tasks, and know when to ask for help.

Must be able to sit, stand, reach, bend, twist, climb, crouch, crawl, kneel push, pull, shovel, walk, prune, or plant, for varying lengths of time.

Must be able to work outside in a variety of weather conditions.

Must have the ability to use effective interpersonal and customer service skills.

Required Education and Experience

High School diploma or equivalent.

1 - 2 years of custodial, maintenance and grounds-keeping experience preferred.
